Sun and Snow Are Hard on Bare Wood

Deck staining and sealing is the main maintenance a wood deck needs in Salt Lake City, and it matters more here than in many places. Strong sun at about 4,300 feet breaks down the wood surface, turning it gray and fuzzy. Very dry summer air makes boards shrink and check. In winter, snowmelt soaks into unprotected wood and then freezes, which opens cracks further. A good finish slows all of that down.

Staining versus sealing

A clear sealer mainly repels water. It usually offers little protection from UV, so in Salt Lake City sun the wood under it still grays. A stain adds pigment, and the pigment is what blocks UV. Semi-transparent stains show the grain while giving real sun protection; solid stains hide the grain and protect more, but can peel if applied too heavily. For most decks here, we recommend a penetrating semi-transparent stain, or a stain-and-seal product, over a clear sealer.

Prep is most of the job

A finish only lasts if it soaks into clean, sound wood. Prep usually includes:

  • Replacing or refastening damaged boards and popped nails
  • Cleaning with a deck cleaner and a careful low-pressure wash
  • Stripping old, failing finish where needed
  • Brightening the wood to neutralize cleaner and even out color
  • Light sanding to remove raised grain and splinters
  • Letting the wood dry fully before stain goes on

High-pressure washing can gouge wood and raise the grain, so we keep pressure low and let cleaners do most of the work.

Timing in Salt Lake City

Stain needs dry wood and mild weather. Most products call for temperatures above about 50 degrees and no rain or frost for a day or two afterward. In summer, we work early or on shaded sides, since stain that dries too fast in full sun can lap and blotch. Spring and early fall are often the best windows. Late fall staining is risky once nights start freezing.

How often to restain

Angi suggests restaining every two to three years in general and notes a good stain lasts three to five years. South- and west-facing decks in Salt Lake City often wear faster, and horizontal boards wear faster than railings. A simple test: sprinkle water on the boards. If it beads, the finish is still working; if it soaks in quickly, it is time.

Composite and older decks

Composite decks do not need staining, though they benefit from regular cleaning. Very weathered wood can often be restored with stripping and sanding, but boards that are badly split or soft are better replaced first. We will tell you if a deck needs repair before it is worth refinishing.

Deck Staining & Sealing Questions

How much does it cost to stain a deck?

Angi's 2026 data puts professional deck staining at about $550 to $1,250, averaging around $850, or roughly $2 to $4 per square foot. Stripping old finish and heavy sanding add to that. We give a written price after seeing the deck.

How often should a deck be stained in Utah?

Angi suggests every two to three years in general. Sunny south- and west-facing decks in Salt Lake City often need it sooner. If water soaks in instead of beading, it is time.

Is it better to stain or seal a deck?

In strong sun, stain. Clear sealers repel water but usually do little to block UV, so the wood still grays. Semi-transparent stain gives UV protection while showing the grain.

When is the best time to stain a deck in Salt Lake City?

Spring and early fall usually work best: mild temperatures, dry wood and no frost overnight. In summer we work early in the day or in shade so the stain does not dry too fast.

Can a gray, weathered deck be restored?

Often, yes. Cleaning, brightening and sanding remove the gray surface fibers, and stain protects the fresh wood. Boards that are split deeply or soft should be replaced first.
