Your House Is New. The Backyard Is Still Blank.

Most people looking for deck builders in Lehi, UT bought a home within the last couple of decades and are finally finishing the backyard. That fits the numbers: Lehi had 19,028 residents in 2000, 47,407 in 2010 and 75,907 in 2020, a 60.1% jump in that last decade alone. Many of those homes came with a back door, maybe a small concrete pad, and nothing else. We design the first deck for those houses, usually with an eye toward adding more later.

Common Lehi starting points

The main-floor slider eight or ten feet above grade. Many newer Lehi homes have a walkout or daylight basement, so the kitchen door opens onto air. An elevated deck there needs tall posts, solid bracing, a properly flashed ledger and stairs that land where you want to walk. The space underneath can become a shaded patio if we plan drainage and lighting for it.

The ground-level pad that is too small. A low deck or a deck-and-paver combination can double the usable space without much height.

The builder's balcony. Some homes have a narrow deck the builder added. We check whether it can be extended or whether it is better to start over.

Young households, lots of kids Lehi's median age was 26.2 in 2020, 39.5% of residents were under 18, and households now average 3.56 people. That shapes design choices: guards and balusters spaced to keep small kids in, gates at the top of stairs, splinter-free composite surfaces and wide stairs that double as seating.

Hot, dry summers Lehi gets only about 12.44 inches of precipitation a year, and July highs average 90 degrees. Full sun on a west-facing deck can make boards hot enough to notice underfoot. We often pair a deck with a pergola or solid cover, and we steer clients toward lighter composite colors. Winters still bring January lows averaging 16 degrees, so footings go below frost depth.

Traverse Mountain lots The Traverse Mountain community in north Lehi sits on a range that research describes as one huge ancient landslide. It marks the boundary between the Salt Lake and Provo segments of the Wasatch Fault and has some areas affected by landslides. On hillside lots there, we look closely at slope, soil and any geotechnical notes from the subdivision before placing footings.

Code criteria in transition Lehi's Building and Inspections page currently states that its codes and design criteria have changed and will be posted soon. Because snow load and frost depth drive footing and framing sizes, we confirm current values with Lehi Inspections at (385) 201-1035 for each project rather than assuming last year's numbers.

Lehi Questions

Can you build a deck off my main floor when the yard drops to a walkout?

Yes, that is one of the most common Lehi projects. It takes taller posts, bracing and a well-flashed ledger. We can also plan the space underneath as a covered patio with drainage so water does not drip through onto it.

My HOA has rules. Can you work with them?

If your subdivision has an HOA, it may have rules on deck materials, colors or setbacks. Send us your HOA guidelines and we will design to them and provide drawings you can submit for approval.

Is a hillside lot on Traverse Mountain harder to build on?

It can be. Steep slopes need deeper or larger footings, and some areas have landslide history. We review the slope, soil and any subdivision geotechnical report before deciding where footings go.

How do you keep a deck cooler in Lehi summers?

Choose a lighter board color, add shade with a pergola or cover, and face seating away from late-afternoon sun. Some composite lines are made to run cooler. We can show samples side by side.
