First Decks for a Young City
Deck Builders in Herriman are often building the first deck a house has ever had. Herriman counted 1,523 residents in 2000 and 55,144 in 2020, and the Census estimate topped 63,000 by mid-2025. With that much growth since the town incorporated, a large share of homes are recent builds that came with a sliding door and a bare patch of yard. We design and build composite and wood decks, covered decks and pergolas, railings and stairs, and we stain, seal and repair decks as they age.
Herriman's deck permit rules, in plain terms
Herriman publishes clear deck guidance. You do not need a permit when the walking surface is 30 inches or less above grade, there is no new roof, and the deck does not serve the required exit. You do need one when any of these apply:
- The deck is more than 30 inches above the ground
- It has a new roof structure
- It serves the required exit, such as the front door
For setbacks and easements, the city points owners to its Planning Department.
What a permitted deck involves
The application goes through the city's online form with a site plan showing setbacks, construction plans with footing and stair details, egress window clearances and roof information if there is one. The city lists the permit fee for a deck with no roof cover at $432.39, and plan review takes about 10 to 15 working days. Inspections typically include footings before concrete, rough framing if the underside will be covered, the weather barrier when one applies, and a final once paint or stain is done. We prepare the drawings and work our schedule around those inspections.
Low decks still need to be built right
A deck that skips the permit is not off the hook on safety. Herriman notes that clearances over bedroom and egress windows still apply, and for attached decks the city calls for post footings at least 30 inches deep. We plan low decks with the same footings, fasteners and framing as taller ones, because a deck under 30 inches carries the same people and furniture.
More snow at 5,000 feet
Herriman sits at about 5,000 feet, higher than most of the valley floor. Utah's ground snow loads are estimated by location with a model that uses elevation, and Herriman directs wind, snow and seismic loads to the ASCE Hazard Tool. A solid roof over a deck here may need deeper beams or closer rafters than the same roof would in a lower city. Pergolas let snow pass through and avoid most of that load.
Fire awareness on the west edge
On September 19, 2010, a fire that likely began with a tracer round during a National Guard exercise at Camp Williams burned about 3,500 acres near Herriman. Three homes were destroyed and more than 1,200 were evacuated. For homes on the foothill edge, simple deck habits help: keep firewood and dry debris out from under the deck, choose noncombustible material for skirting or screens, and clear leaves from board gaps. Some decking products publish fire-performance test data, and we can bring spec sheets so you can compare.

Herriman Questions
Does my low deck in Herriman need a permit?
Not if the walking surface is 30 inches or less above grade, there is no new roof and it does not serve the required exit. Clearances over bedroom and egress windows still apply. We measure the height above grade at the estimate so you know which side of the line you are on.
How long does Herriman take to approve a deck permit?
The city lists plan review at about 10 to 15 working days. We submit complete drawings, including footing and stair details and setbacks, to avoid delays from missing information.
Will a covered deck at Herriman's elevation need heavier framing?
Often, yes. Snow loads in Utah rise with elevation, and Herriman is around 5,000 feet. We look up the load for your address and size the roof framing for it. A pergola is a lighter option if you mainly want summer shade.
What can I do to make my deck safer near the foothills?
Keep firewood, propane and dry leaves out from under the deck, use noncombustible skirting or screening, and clear debris from board gaps. If you are building new, we can show you decking with published fire-test results.
